Two different questions
Freshness asks: when did we last observe this listing on its source? Availability asks: can I rent it today? The first has a precise answer. The second often does not — and an honest product says so rather than guessing.
An online listing is a claim, not a confirmation. What you can honestly know is when the listing was last observed — and RentScope is built to tell you exactly that, including when it cannot tell you anything else.

A listing shows last observed 2 days ago, one source link, and a source expiry that passed yesterday. Freshness: good — the observation is inside the 7-day window. Availability: unknown — a passed expiry is a source date, not a notice that the unit is gone. The honest next step is to check with the source, not to assume either way.
Illustrative example — not observed market data. RentScope publishes observed figures only inside the app, and only where its publication gates pass. See the methodology.
If a listing has too little comparable data, the estimate shows an em dash rather than a fabricated number. If an area or building sample is below the minimum, its statistics are suppressed with an explicit notice. Suppression is a feature: you are told what is not known.
No. It means RentScope successfully saw the listing on its source at that time. Availability can change at any time and is never guaranteed.
Only that the listing's own published validity period has passed. Owners renew and re-post listings between observations, so expiry alone is not treated as proof of removal.
Because there is not enough comparable data to support one. RentScope suppresses thin estimates rather than inventing them.
These are the product's actual rules: a 7-day current-observation rule for statistics, approved availability-evidence semantics, and no availability claim from a failed or missed observation. The full wording lives in the methodology.
RentScope reports observed asking rents from public rental listings. They are not
signed-lease prices, valuations or investment advice, and no figure on this page is a market statistic.
Current observed statistics are published only inside the product, and only when the sample, confidence,
freshness, quality, coverage, methodology and source-control gates all pass. Methodology versions:
fair rent fairrent-1.2.0, comparables comparables-1.0.0,
market analytics analytics-1.0.0, Deal Score dealscore-1.1.0.
