How much should you pay for rent in Ho Chi Minh City?

It depends on four things you can control — where, what, how big, and how long — plus one thing you should always check: what is actually included in the monthly price. Here is how to build a defensible budget for HCMC without trusting a single 'average rent' table.

Why we do not print a citywide average here

A single 'average rent for HCMC' mixes rooms in outer districts with riverfront 3-bedroom apartments, so it is useless for budgeting. What actually moves the number

  • Area. Central and established expat areas price differently from outer districts. Distance to your daily route matters more than the district label.
  • Building, not just location. Two towers on the same street can differ noticeably: age, management, facilities, density and view all price in.
  • Size and layout. Compare price per square metre as well as the total. A cheaper ask for much less usable space is not cheaper.
  • Furnishing and condition. Furnished units cost more and are usually worth it for a short stay; unfurnished suits a long one.
  • Lease length. Short leases carry a premium in most markets. If you can commit longer, ask what it buys you.
  • Serviced versus condominium. A serviced apartment bundles services but may mark up electricity; a condominium is cheaper on paper and adds management fees, parking and utilities as separate lines.

Worked example: building a budget range

Gather 8–12 genuinely comparable listings for the area and size you want, all observed recently. Sort them by monthly ask. Take the middle band (the 25th to 75th percentile) as your budget range, and treat the lowest and highest as the outliers they probably are. Example shape: a band of 11,000,000 – 14,000,000 ₫ tells you what to expect far more reliably than one 'average' figure of 12,500,000 ₫ — and it tells you where a specific ask sits inside it.

The costs that are not rent

Before you compare two offers, add up the monthly total: management fee (common in condominiums, usually charged per m²), electricity (ask for the per-kWh rate — a flat landlord rate above the utility tariff is common), water, internet, parking, and any service charge. A lower base rent with these excluded can cost more per month than a higher all-in rent.
