How to negotiate rent in Vietnam

The asking rent is an opening position, not a fixed price. What works in Vietnam is a polite, evidence-backed counter-offer backed by the two things landlords value most: a longer commitment and a reliable tenant.

Before you negotiate: bring evidence, not opinions

  • Collect comparables in the same area. Three to five recent listings of the same type and size are a stronger argument than 'that seems high'.
  • Check whether the ask is above or below the range. Negotiating down from above the range is easy to justify; asking for a discount below the range needs a different argument — or a different flat.
  • Know your walk-away number. Decide your maximum before the conversation, not during it.
  • Time it. The moment before you sign, and the weeks before a renewal, are the moments a landlord has the most to lose from an empty unit.

What is negotiable beyond the headline rent

Deposit (one month instead of two is a normal ask), payment schedule, lease length, move-in date, notice period, furniture, repairs before move-in, parking, internet, cleaning, and the management fee. If the landlord will not move on the number, move the package: an owner who keeps the advertised rent can often include services instead, which costs them less and saves you real money.

How to raise it without a confrontation

Lead with the evidence and your commitment, not with a complaint. A workable shape: say you like the unit, name the comparable range you have observed, state the rent you can commit to and the lease term you will sign, then let the landlord respond. One or two rounds is usually enough; pushing a landlord into a corner at the start of a tenancy tends to surface later as slow repairs and deposit disputes.

Worked example: an evidence-backed counter

The ask is 15,000,000 ₫. Recent comparable listings for the same size and type cluster between 13,200,000 ₫ and 14,400,000 ₫. Your counter: "I'd like to sign 12 months. Comparable listings in this area are asking around 13.2 to 14.4 million. Could we agree 13,900,000 ₫ and include parking?" You have shown your work, you are inside the observed range, and you have traded a small concession for a signature.

What not to do

  • Do not accuse anyone of a 'foreigner price'. Ask for the range instead; evidence persuades where accusation hardens positions.
  • Do not negotiate the rent but ignore the contract. Every agreed number — rent, deposit, fees, notice period — belongs in writing.
  • Do not trade a written agreement for a discount. A 'lower price, no contract' is risk moved onto you.
  • Do not expect a different answer in each room. Two listings from the same building can legitimately differ; that is why you compare like with like.

Enough to matter when you have comparable evidence and a real commitment to offer. The size of the gap depends on the unit, the season and how long it has been vacant — so anchor on the comparable range you have observed rather than on a fixed percentage.

Should I negotiate before or after viewing?

After viewing, before signing. You need to have seen the actual unit, and the landlord still has something to lose.

What if the landlord says no?

Move to the package: inclusions, deposit, schedule, lease length. If the ask stays well above the comparable range with no movement, walk away — supply exists, and a negotiation that starts badly rarely improves during a year-long tenancy.
