Rental price benchmarks and comparable listings

A benchmark is only as good as the set behind it. This page explains how to compare apartment rental prices in Vietnam properly: what makes a listing comparable, which numbers actually help, and which popular ones mislead.

Benchmark versus average

An average collapses a whole market into one number and hides its shape. A benchmark you can act on is a range built from comparable listings — same area, same type, same size band, observed recently — plus the sample size that produced it.

What makes a listing genuinely comparable

  • Same area, defined precisely. Neighbourhood or ward beats district: two ends of one district can price very differently.
  • Same property type. Room, apartment and house are different markets.
  • Same bedroom count, similar size. Compare price per square metre alongside the monthly total; a much smaller unit at a lower rent is not a bargain.
  • Similar building class. New towers with facilities, older walk-ups and serviced apartments form separate clusters.
  • Observed recently. A comparable from six months ago is a historical fact, not a current benchmark.

The numbers that help

The middle band of the comparable set (25th–75th percentile); the count of comparables behind it; the date the newest observation was made; and price per square metre when sizes differ. The numbers that mislead: a single citywide average; a 'median' with no sample shown; year-on-year percentages computed from thin or mismatched samples; and any figure that cannot say when it was last refreshed.

Worked example: comparing two apartments honestly

Flat A: 12,000,000 ₫ for 50 m² = 240,000 ₫/m². Flat B: 14,000,000 ₫ for 75 m² = 187,000 ₫/m². Flat B costs more per month and less per square metre. Which is better depends on the space you need — but the benchmark must be computed on the same basis for both, or the comparison is meaningless.

How RentScope builds its benchmarks

Listings are normalised, duplicates merged, quality-checked and canonicalised so the same flat posted three times counts once. Only eligible observations from the last 7 days enter a statistic. Comparables are drawn from the same area within a ±25% area band and a 45-day window, and the result is suppressed when the sample is too thin rather than weakened into a guess.

What is a rental price benchmark?

A reference range built from listings that are genuinely comparable to the one you are evaluating, with a visible sample size and observation date — not a single citywide average.

Why is the median better than the average?

A median is not pulled around by a handful of unusually expensive or cheap listings, so it describes the middle of the market more honestly. It is still only as good as the set it is computed from.

How many comparable listings do I need?

Enough to describe a range rather than one point: as a rule, at least several listings for a rough read and a few dozen before you trust a percentile band. RentScope suppresses statistics below its minimum sample thresholds instead of showing them.
